A mortgage calculator for kids that teaches, not sells

Mortgage Mission is a mortgage calculator for kids and teens. Learners change a pretend home price, down payment, interest rate and loan term. Then they see the loan principal, the monthly principal-and-interest payment, the total interest and how equity grows year by year.

What learners discover

  • A bigger down payment means a smaller loan
  • A higher rate means much more total interest
  • A shorter term means higher payments but far less interest
  • Early payments are mostly interest; later ones are mostly principal
  • Taxes and insurance are extra costs on top of the loan payment

Clear assumptions

The calculator assumes a fixed-rate loan with equal monthly payments and no extra payments or fees. It shows principal and interest separately from property taxes and insurance, which are rough estimates you can change. Real loans may also include mortgage insurance and closing costs.

Learn the vocabulary first in Mortgage vs. Deed of Trust.
